What You Need to Know

How To Get Started

Once you select White Oak Financial to obtain your home loan, you'll be amazed at how quickly and simply the loan process moves. Before you know it, you'll have a mortgage that suits your lifestyle and your financial goals.

Throughout the loan  process, we will provide you with regular updates. You can also e-mail us at any time with questions or new information. And if you want assistance, we are just a phone call away.

Here's an overview of the loan-application process

STEP ONE -- Complete the loan application  APPLY NOW

Once the application is completed, we will provide you with a list of documents we will need for underwriting and a secure link to upload them to us.

If you already have a property under contract, we will send you an application package to e-sign.

At the appropriate time we'll order a property appraisal for you and collect any additional documents the underwriter may need to complete your file.

STEP TWO -- Your Loan is Approved and Ready to Fund

Your Real Estate Agent or the Seller will designate a Closing Attorney/Title Company to handle the funding of your loan, along with many other factors which make your purchase go smoothly.

We will coordinate with the closing attorney  and you'll sign the final papers at their office.

Simple, Straightforward, Cost Effective, and FAST!

STEP THREE -- Move in and enjoy your new home.

If you have questions after closing, we are still here to help. We don't just originate loans, we develop relationships. And as you enter new phases of your life, we hope you will let us guide you through the process again in the future.

You may be thinking, why do I need a mortgage broker.

A mortgage broker is an independent real-estate financing professional who specializes in the origination of residential mortgage loans. As a broker we provide the most efficient way to obtain financing tailored to your specific financial goals. In the volatile home-lending market, mortgage brokers serve as safeguards, offering clients security, safety, and peace of mind. One of the broker's most important functions is escorting your loan application through the entire process, constantly patrolling the transactions for possible breakdowns. A professional mortgage broker wades through the mountains of rate data and program options, researching current market conditions to find the most accurate and up-to-date information about cost-effective loan options.

Brokers Handle the Details!

There are literally thousands of variables that can affect the outcome of your mortgage transaction. That's why you need a mortgage broker to act as a liaison between the title and escrow company, real estate agent, lender, appraiser, credit agency, the underwriters, the processors, attorneys, and any other services which may affect your transaction.

A Mortgage Broker Also:

  • Discusses and explains financing program options
  • Informs you, in writing, of lock-in options
  • Explains all documents of the loan application
  • Explains all associated costs of the loan process
  • Explains the breakdown of your mortgage payment
  • Explains the loan process, from application to closing
  • Provides you with a Loan Estimate of cost and fees
  • Communicates with you throughout the loan process in a timely manner
  • Provides you with a Closing Disclosure and coordinates the final closing of your transaction

Home Buying Basics

Congratulations on your decision to buy a new home!  White Oak Financial recognizes that the purchase of a home is one of the most important financial decisions most people make. After all, buying a home is, for many people, the first step toward long-term financial security and wealth building.   We're committed to getting you into a home, but also into a smart loan that's right for you financially.

In General....

There are many important things to consider throughout the process, especially if you're a first-time homebuyer. Here's some information that will keep you on track. With the assistance of your Real Estate Agent and Loan Officer, it should be an efficient, pleasant, and ultimately rewarding experience.

Count On Your Real Estate Agent To:

  1. Preview available homes to weed out those that are overpriced, or undesirable in some other way.
  2. Present the homes that suit your needs as you've defined them.
  3. Help you determine the difference between a "good buy" and a property which, because of its nature (neighborhood, market appeal, etc.), might have to be discounted if you decide to sell in the future.
  4. Negotiate the best deal for you. With a Pre-Qualification letter from us in hand, your Real Estate Agent will be able to demonstrate that you are a qualified borrower and this may make the difference between the Seller accepting your offer or someone else's.

Count On Your Mortgage Broker and Loan Officer To:

  1. Assist you in selecting the best loan to meet your personal situation and goals.
  2. Keep you informed of your loan status throughout the entire process.
  3. Keep your Real Estate Agent informed of our loan progress (Note: your personal information is always kept confidential between you and us; only progress is shared).
  4. Get the appropriate loan for you at the best rates and fees. This will save you significant money "up front" and throughout the years to come.

Count On Yourself To:

  1. Keep your Real Estate Agent informed of any questions or concerns as they develop.
  2. Keep the process moving by providing documentation and decisions as soon as reasonably possible. By doing so, many of the details are taken care of early in the process so you can comfortably concentrate on any last-minute details or events that require your attention.
  3. Enjoy the purchasing process, but remain objective so you are making the right decisions that are best for you.
  4. Make sure you are pre-approved as early as possible. This will put the power of financing behind you so you can concentrate on selecting your home.
